For consideration is a request for approval of the draft final plat and development agreement for the Cobblestone Lake 8th Addition.  The final plat represents the replat of Outlot A, Cobblestone Lake 7th Addition into 18 lots for the purpose of constructing townhouse dwellings on all but one lot.  The remaining lot will be used for common open space.

The property is located at the southeast corner of Dodd Boulevard and Eagle Bay Drive.

A public hearing on the subdivision of the land by preliminary plat was held by the Planning Commission on May 6, 2015, and was recommended for approval by the Commission at its June 3, 2015, meeting.  On July 9, 2015, the City Council approved the preliminary plat, subject to conditions as recommended by the Commission.

A cash-in-lieu of land dedication in the amount of $76,710.38 shall satisfy the subdivision's park dedication requirements.  Storm water pond dedication requirements have been satisfied by the previous dedication and construction of the City's WVR-P441 storm water pond, which is located in the northeast corner of 155th Street West and Pilot Knob Road. 

The draft development agreement refers to the installation of developer and public utility improvements to serve the plat and the required financial guarantees for these improvements.  The agreement calls out the immediate installation of all subdivision monuments within the plat area.
